We would like to think being a small exclusive property management company, we can give you a more personalise service. Being exclusively to rentals, we can focus on the needs of our landlords and tenants. We aren’t a big management and sales chain, we are locally owned and operated. All of our property managers have years’ of experience and knows all the in’s and outs that go with doing property management.


How do we select the right tenant?


-YLPM has a Rigorous Tenant Selection Process.


-We feature a very stringent selection process, to make sure that the best tenant is chosen for your property, to guard your investment.


– Prospective tenants are interviewed and are required to finish a Rental form.


-When we have a short list, we do a credit and reference check. Call current and former landlords and employers. Social media check, multi-bureau credit checks and Ministry of Justice Tenancy Tribunal Orders.


– Depending on you, we give you the short list for you to decide or we can go off our recommendation.


Inspections and Maintenance

-We undertake an in-depth property entry condition report at the commencement of management and again at the beginning of any new tenancy.


-We conduct an exit inspection before any bond is refunded. Any damage in more than normal wear and tear and cleaning required, will end in a deduction from the tenants bond.


-During the tenancy we undertake regular routine property inspections (3monthly unless stated otherwise*) to spot any repairs, neglect, abuse and damage.


-We will undertake general repairs and maintenance on your behalf and in accordance together with your instruction. Sometimes however, emergencies do happen. If this is the case, we’ll facilitate any urgent work and contact you. Any repairs, quotes, costs etc can be found in the Landlord log in page. We will send you an email or call you to keep you up-to-date, when emergencies arise.


-All maintenance is undertaken by our carefully selected, qualified trades people that share our same high standards. We are monitoring their performance and should we see these standards slipping, will take action.


-With the changes to the Health and Safety Act we only affect fully qualified, registered and insured contractors.


-We are working towards ensuring that each one of our rental properties, will meet the Healthy Homes Standards by 1st of  July 2021 deadline.
